Signing our Contract

On July 24th, our sales representative e-mailed us to say that Lot 25 opened up!  It was our second choice of lot so we made the switch from lot 7 to lot 25.  There was no charge for this as neither lot had a premium.  My mood started to brighten. On July 25th,  around 9:30am Sean e-mailed us again to say that the HOA documents had been approved and he could send us our contract to electronically sign. We both signed within the hour of receiving the contract and I dropped off our new deposit check of $2500 by 1:30pm. This means we should be one of the first homes to start construction at Gun Creek.  From this point, we have two weeks to make any changes to the options we've selected for our home.

VIP Event

On July 15th, 2017, Matt and I went to the VIP invitation only event at Gun Creek on Grand Island.  We really weren't interested in touring the model home because we knew we didn't want the Venice floor plan since it was only offered on a standard lot and we were interested in one of the larger estate lots.  Our only purpose for going was to place a hold on the lot we had selected from the layout we had seen when we visited the Pendleton development.  The lot we wanted was #26. The event was listed as beginning at 1pm.  We arrived on time and registered with the sales representatives, picked up our folder and asked about placing a hold on a lot.  We were told that no holds were being placed at the event (this was contradictory to what the e-mail said) and that everyone could sign up for a one hour time slot to discuss lots, pricing, etc...  The sales representative had a schedule that started the next day (Sunday, July 16th) from noon until seven pm. ...

From bidding to building

My husband, Matt and I knew we wanted to move to Grand Island during 2018 so our two daughters could attend Grand Island Schools once our youngest daughter started kindergarten.  This meant we had roughly a year to find a home.  We started looking in late April 2017 and found a home we loved.  We put in an offer but it was a multiple offer situation and we were outbid.   Over the next two months, we went to every open house on Grand Island in our price range and put in two more bids on  homes.  Even wth going over asking price, we were still outbid.  I started to feel like we were never going to win the perfect home for us. At the same time, Ryan Homes was just about to open a new development on Grand Island called Gun Creek.  We signed up online for the VIP program to get the most current information and first chance to see the model home and look at the lots when they opened.
