VIP Event
On July 15th, 2017, Matt and I went to the VIP invitation only event at Gun Creek on Grand Island. We really weren't interested in touring the model home because we knew we didn't want the Venice floor plan since it was only offered on a standard lot and we were interested in one of the larger estate lots. Our only purpose for going was to place a hold on the lot we had selected from the layout we had seen when we visited the Pendleton development. The lot we wanted was #26.
The event was listed as beginning at 1pm. We arrived on time and registered with the sales representatives, picked up our folder and asked about placing a hold on a lot. We were told that no holds were being placed at the event (this was contradictory to what the e-mail said) and that everyone could sign up for a one hour time slot to discuss lots, pricing, etc... The sales representative had a schedule that started the next day (Sunday, July 16th) from noon until seven pm. Slots were available for the following two weeks. We picked the very next day at 3pm.
Matt and I showed up for our appointment ready to place an immediate hold on Lot 26 and select options for our home. When we met with Sean, our sales rep, the first thing he told us was that most of the estate lots already had holds on them and that the only lots left were lot 6 (the corner lot off the main road) and lot 7 which sits in front of an existing home. We were really disappointed. I couldn't understand how so many lots were gone in the first afternoon of appointments. This is where things got confusing... Apparently, a combination of things happened: some Ryan Homes representatives from other offices in Western New York took holds for people and some prespective buyers e-mailed the Gun Creek representatives asking to come in earlier than the first scheduled appointment at noon and place holds. Both of these situations were allowed to happen which I found borderline unethical. We followed all the rules, we came prepared to the VIP event to place a hold and were told no, we made an appointment for the very earliest time slot we could and we were left with our two most undesirable lots.
I wanted to get up and walk out then and there but Matt was more level-headed so we pressed on and made selections. We put a hold on lot 7 and hoped that another lot would open up once people were pressed to either act on their five day hold.
I tried to speak to our sales representative, Sean and his boss, also named Sean, about some compensation for what I felt was not a fair practice. Neither of them would offer anything except first chance to take another lot if one came up.
So, we kept our hold on lot 7 for roughly one week while everyone waited for Ryan Homes to get all their HOA documents in order. No contracts could be signed until the HOA was approved. This took a bit longer than expected.
